Wet rot and dry rot are distinct conditions requiring different treatment approaches and it is critical that the correct diagnosis is made before any work begins. Wet rot, most commonly Coniophora puteana, requires sustained high moisture levels to develop and remains localised to the damp zone. Addressing the moisture source will arrest the decay, though severely damaged timber will require replacement. Dry rot, Serpula lacrymans, is the more dangerous and costly condition. It can spread through masonry and across dry surfaces to infect sound timber at a distance from the original moisture source, producing characteristic cuboidal cracking of the timber and a cotton-wool-like mycelium.

The type of rot, extent of timber involvement and source of moisture are all identified before any work begins. For dry rot, the spread through masonry is traced to establish the full extent of eradication required.
All decayed timber is cut back to sound wood, with a 300mm margin applied for dry rot cases. Where dry rot is present, affected masonry is sterilised with a Safeguard-specified fungicidal solution to eliminate spores and mycelium within the wall fabric.
New structural timber, pre-treated with preservative, is installed to reinstate the affected area. Existing sound timbers at risk are treated with ProBor and the moisture source is addressed as part of the wider Procure remediation programme.
